Pinders were instructed to appraise and value a new-build Health Centre providing 31 consulting rooms, minor surgery and various other specialist suites, together with an on-site pharmacy. They originally visited the site in 2013 with subsequent interim visits undertaken to report on the ongoing progress, followed by a final inspection of the completed development in 2016.
Pinders were instructed to undertake a valuation of a £9.5m, part developed, visitor attraction comprising a war memorial, commemorative wall and visitor centre. Whilst the attraction was charity run, we were required to value on the assumption of a commercial footing with our ‘end’ valuations provided on the basis of an assessed mature trading scenario after development of all phases.
Pinders were instructed by Bournemouth Borough Council, the freehold owners of the site, to assist in their consideration of whether to buy back the indoor bowls business which occupied the property on a long lease basis. The valuation took into account the trading potential of the site, since the current business had suffered from a lack of direction in recent years.
